1. What is the role of Bobkowski construction:

You might be wondering what we as a general contractor do and that’s a valid question. We will oversee and manage the entire project from obtaining permits to the final walkthrough. We will hire all the other subcontractors and workers, manage your project budget, buy all the materials and ensure everything runs on schedule. But we can also just provide you with support of specific areas in your building process. In general, we will provide you with all information necessary to finish our desired project to your satisfaction.

2. What are the most important steps in building your house?

I. Land or Building Lot:
When looking to buy a lot or land for a new home, it is important to consider the size of the lot, the zoning regulations and restrictions and the climate and weather conditions in the area. It is also important to check with the local authority or lawyer for any additional restrictions or pitfalls. It is also important to ensure that the land is suitable for construction, and that it has access to the desired utilities and community institutions. Taking all of these factors into consideration is essential to ensure that the land or lot is the perfect fit for your new home.

II. Design and Planning:

When designing a home, it is important to consider hiring an architect, the number of rooms, utility and function, and energy efficiency. A Civil engineer and the architect will ensure the design is up to safety and building codes, and determine the number of rooms needed. Function should be taken into consideration to ensure the design suits your lifestyle. Lastly, energy efficient designs such as advanced materials or passive solar heating and cooling systems should be incorporated to save money in the long run.

III. Contractors:
When building a house, a homeowner should decide whether to hire a custom home builder or a general contractor. A custom home builder will only build the house, while a general contractor will oversee the whole project and hire subcontractors for specialized tasks such as plumbing and electrical work. When hiring a team, it is important to check qualifications and paperwork, and to consider all necessary tasks such as roofing, flooring, foundations, masonry, cabinetry, grading, electrical, and plumbing etc. and make them interact smoothly with each other.

IV. Permits:

When building a house, it is important to obtain the necessary permits. These will include the building permit and my include other permits like electrical, plumbing, HVAC, septic, and environmental permits which need to be obtained by licensed contractors. Environmental permits may be required if the project is near a waterway or involves building on one or more acres. It is important to obtain the required permits to ensure the project is completed in a safe and legal manner.

V. Prepare Construction Site and Foundation:

Preparing the construction site for a house is an important step in the building process. Excavation crews will level the area and create the foundation by installing footings, pouring the foundation walls, pouring the slab, installing the plumbing and waterproofing, and then backfilling the foundation. Once the foundation is complete, a city inspection must be done to ensure it is up to code before the wooden forms are removed and the frame of the house is built.

VI: Framework and Exterior Siding and Roofing:
The frame of a house is the skeleton of the house and consists of wall lines, roof trusses, floor systems, sheathing, and protective barriers. Exterior siding and roofing are then installed, such as aluminum, wood, vinyl, metal panels, shingles, tiles, windows, and doors. Finally, a framing inspection will ensure your home meets building codes. At this point also the windows will be installed to close the house envelope securly from any climatical conditions.

VII. Interior Installation Plumbing, Electrical, and HVAC
Before you can finish your floors, ceilings, and walls, you’ll need to install plumbing and electricity. Plumbing typically comes first. Make sure everything is inspected carfully before taking the next step.

VIII. Insulation Works:
Insulation is an important step in building a house, as it can account for up to 30% of the home’s heating and cooling costs. Common insulation materials include cellulose, fiberglass, spray foam, foam boards, mineral wool, and reflective barriers. These materials can be used to insulate walls, floors, ceilings, roofs, joists, beams, and studs.

IX. Walls and Interior Finishing:

Great landscaping creates a great design finish creating a secondary living space. XI. Inspection and Final Snagging:

4. How Long Will It Take To Build The House?

Before diving into this long project, you must figure out a clear timeline of events. You’ll want to know exactly how the building process will play out and when you can expect results. Having a clear timeline in place is especially beneficial for those currently selling their home or living out a lease. Be aware that all new home builds can encounter bumps in the road, but we will be able to provide you with an estimated timetable, after we described the scope of your works in detail.

6. What Is The Home Inspection Process

While the goal of each and every home inspection is the same, the pattern and length of the process can vary. Ask about the inspection process on day one, so there will be no surprises later on. Make sure there is a clear schedule from beginning of construction to the final walk-through.

7. How Long Have You Been Building Houses?

Asking how long the company has been building homes is a perfectly normal question. 8. Can I View A Model Home Beforehand?

If you decide to build your new home as a prefabricated house. Most of the available companies on the market have their Model Homes which you can have a look on digitally as a 3D Model or in reality build somewhere in Greece.

9. Can I just buy a Lot for my house with you?

10. What are Cost for Property in Greece?

During January-February-March 2023, the asking price for houses for sale was the highest in the south suburbs of Athens with 3368€ per square meter and the lowest in Florina with 624€/sqm. The largest increase this quarter in comparison with last year, was recorded in the municipality of Thessaloniki at +19.60%, while the largest decrease was in Grevena at -16.70%. As for rentals, the lowest price is observed in the rest of Thessaloniki prefecture with 3.75€/sqm and the highest in Chalkidiki with 32.26€/sqm.

11. Is Buying A House Worth It
